Elmscroft Farm
October 2024
New Project update!
We have today secured another project for the Charisma Team. The site consists of 4 new build residential dwellings, and we will be carrying this project out under a full D&B contract.
So, the design team on this project will be Blueprint Project (architect), Considine (engineers) and Quinn Ross (M&E Consultants).
The new build warranty and building control will be carried out by ICW.
The site is a rural site in the heart of Kent, which once formed part of a farm estate. With the demolition of the old barns its making way for a small, gated community of four 2 bedroom properties. Two being bungalow’s and two being terrace houses.
It will be a pleasure working alongside Kent Construction Consultants who are appointed to deliver full quantity surveying, contract administration and project management.
As further works progress on site I will keep all updated-on progress, along with any shout outs for trades or materials as required.

CBRE - Fawley
October 2024
New Project update!
Our mechanical team have secured a short-term project alongside CBRE in Fawley, Southampton. We are carrying out works in relation to the replacement of the HVAC systems to the existing testing labs. We are having to install a system alongside the current working system so that the client has no down time during the works.
Due to the high level of health and safety on this project we are not able to produce progress photos all the time but he have shown attached the areas and level of work we are carrying out.
As further works progress on site I will keep all updated-on progress, along with any shout outs for trades or materials as required.

Spring Water Barn
October 2024
Project update!!
Completed on time, in budget and on point!
Spring Water Barn is a fantastic example utilising agricultural spaces into high end residential use, surrounded by ancient woodland, our sustainable and architecturally designed retreat will provide our client with a fantastic space.
This is a conversion into an almost 3000sqft barn which over the coming months we will be updating on. I’ve attached a few images, but there is some many we could share.
It is so nice to complete a project and have the client so appreciative in what we deliver, not only as a product but as a service as well. We would also like to take this opportunity to thank the following who help deliver this project;
The Charisma Site team, Hammerwood Ltd, Volmech, FBS Electrical, Contemporary Concrete floors, Broomstick House Keeping Services, Superior Decorating, Payne Groundworks, KMS Drylining and Higgins Scaffolding.
Also not to forget the great team from @KentConstructionConsultants who carried out the project Quantity Surveyors and Contract Administration services.
Now over to the clients landscaping contractor to make the externals look as great as the building itself.
Cedar House
October 2024
Project update!
The scheme consists of the refurbishment of the existing care home building, yielding 7 high end apartments. Works also include associated parking facility, bicycle and bin storage, landscaping and associated infrastructure works.
We are bringing the old building back to life and also putting back the majority of the original features most developers now would take out, like timber sash windows, plastered cornice, decorative large skirtings and architrave of its era – of course with a little mix of the new like internal Crittall style glazed partitioning and doors in some places.
I’ve attached some progress photos, which at this stage don’t really give the feel of whats to come due to the refurbish/conversion elements being carried out by our in-house team.
Some of the trades working alongside our team on site are: FBS Electrical, Danesmoor Group, Walltec Group, AC Powell Plumbing Services, Stone Roofing, Allied Fabrications, N.T.Rix Scaffolding and Traditional Sash Windows & Carpentry
On this project we are working alongside @KentConstructionConsultants who carried out the tender process and are doing the contract administration on the project.

Radfall Manor
July 2024
Project handover!!
Radfall Manor was a flagship project for us being it the largest residential property we have built. With the total habitable gross internal floor area of 13,000sqft sat in a 5-acre site with well established oak trees and shrubs.
The main build has now been completed and handed over to the client who have part of the build all the way through. We have made good friendships and maintained a good working synergy on site. You will see from the images the level of finish achieved on this one.
We have now made way for the externals to be taken on as and when the client can progress with them.
